Marashlian Residence (Custom Waterfront Home):

This waterfront property located in Tracy's Landing, Maryland demolished an existing home for a new 3,000 square foot two and a half story custom design that takes advantage of the spectacular view of the Chesapeake Bay. Designed in association with Smiley's Residential Design Service, LLC

WildAcre (Custom Waterfront Home):

This project located on waterfront property in Shady Side, Maryland was to demolish the existing dwelling and replace it with a new 3,500sf custom two and a half story dwelling. The design included five bedrooms, five and a half bathrooms, a two-story living room, family room with vaulted ceiling, formal dining room, gourmet kitchen, study, and a den and office space on the third floor overlooking the water. The master suite includes a custom walk-in closet, spa tub, shower enclosure and exercise area. There are five fireplaces, expansive porches, including a screened-in porch and a balcony all taking advantage of the spectacular view of the Chesapeake Bay. The exterior treatments include hardi-plank siding, Azek trim and standing seam metal roof. The color scheme was to coincide with the vernacular of the surrounding neighborhood. Crawford Residence (Custom Waterfront Home):

This Waterfront property located in Severna Park, Maryland demolished an existing Ranch Home for a new Custom 4,000sf Two-Story Design that takes advantage of the spectacular views of the Magothy River. Project includes an unfinished basement (allowed due to height above flood plane), four large bedrooms and three and a half bathrooms. There are four foot wide hallways, hardwood floors throughout, multiple fireplaces, large  gourmet Kitchen with dual cooking center and a separate pantry room. First floor has a handicap accessible bathroom and bedroom, double car garage and has a rough-in for a future elevator. The Master suite has expansive views of the river, a fireplace and vaulted ceilings. The Master Bathroom includes two large walk-in closets, a private toilet, large walk-in shower, double vanities, spacious six foot spa tub with skylights above. Exterior design includes composite decking, Certainteed Cedar Impressions siding, and AZEK Trim throughout. There is also a detached two car garage with habitable space towards the street.
